THE LAND ACQUISITION BILL HAS TO BE VIABLE FOR BOTH FARMERS AND THE ULTIMATE USERS: ASHWANI PRAKASH, EXECUTIVE DIRECTOR, PARAMOUNT GROUP

Paramount group says, "India is considered to be one of the fastest growing economy in the world . The government is also looking for a growth rate of more than 10% which required industrialization and the development of other infrastructures in a big way which is not possible without the availability of land.

The cost of any project largely depends on the cost of the land used for that particular project. The land acquisition reforms and laws should be directed and be framed keeping this fact in their mind.

The aim should be that the land owner should get a proper compensation for their land and, there should be the provision for the livelihood of the person/family whose land is acquired at the same time. The acquisition laws should be framed in a manner that the end user of the so acquired land gets it at a reasonable competitive price completed with all infrastructures.

By above mentioned views, the proposed bill needs balancing and the same must be implemented only after a proper balance is achieved and the bill become viable for both farmers and the ultimate users."

Real Estate Sector demands Industry Status

The real estate sector has been a major engine for growth in the last decade or so in the country. It has contributed to the infrastructure as well as created jobs. This is the time to look into Real Estate Sector's demand for Industry Status.

Paramount Group, says, “If the real estate sector gets the status of an industry it shall become entitled to various facilities such as easy/subsidies, loans, tax holidays, tax exemptions, tax rebate and various types of drawbacks which will not only boost up the pace of this sector but also will help in controlling the rising price of properties.”

The way in which real estate sector, in last 10 years, has provided to the country the infrastructure, revenue and the employment; it should surely be defined as an organized sector in the industry. Real estate has been looking towards to the Government and demanding for an industry status for quite a long time now, reality is primed for that.
